They maybe the ugly yellow & green cables, but current wiring regulations require that service pipes as well as exposed metal fixtures and fittings are all connected to earth to provide protection in the event of fault conditions. The installation of outside electrical sockets can be a tidy solution to having a power supply to garden equipment, but their installation is highly regulated.

They must be installed to withstand the elements especially water, and be protected by a Residual Current Device (RCD) to reduce the risk of fatal electrical shock in the event of fault conditions.

Overloading existing electrical socket outlets is never a good idea. Adding a new electrical socket may not be that simple. Wiring regulations have specific requires for sockets depending on the type of wiring infrastructure (ring, radial, spur or fused spurs).

Be safe & use a qualified electrician to establish the type of infrastructure and to install it correctly.

Careful consideration should be given when selecting the type and location of an extractor fan in bathrooms, kitchens, utility areas and other 'wet rooms'. Some locations will require an IP rated device to provide protection against the ingress of water, while others will require a 15 min overrun facility. In most cases an isolation switch will be required.

The old style fuse boards with re-wireable fuses have now been replaced by Consumer Units populated with amp rated circuit breakers for greater safety and convenience. Regulations require circuits for electrical sockets and bath/shower rooms are further protected by a Residual Current Device (RCD) to reduce the risk of fatal electrical shock in the event of fault conditions.

Great care should be taken when selecting the type and location of external lighting. In addition to using IP rated fixtures & fittings to protect against the elements, especially water, many modern garden lighting systems are supplied with low voltage transformers with 13A plugs.

Under most circumstances the supply socket will need to be protected by an RCD.

New or modified circuits should be issued with an Electrical Installation and Minor Works Certificate respectively. However as cables can become damaged or decay over time it is recommended that they are inspected at least every 10 years or when there is a change of occupancy.

Reports are either full inspection and testing (PIR) or visual condition (VCR)

Whether adding a chandelier in a bedroom or something a little more restrained, care always needs to be taken to ensure a safe & fault free electrical installation.

Replacing old switches or adding in new ones can also be confusing, especially when there are a few more cables than you expected to find or you now want multiple switches.

If you don't want to stumble around in your loft with a torch, then adding lighting may be the answer. Lofts are often littered with cables and connections so great care must be taken to connect to the right type of circuit, use suitable fittings and to protect against any new potential fire risks that may now occur.

Wiring regulations require that all electrical socket & specified lighting circuits are additionally protected by a Residual Current Devices (RCD) to reduce the risk of fatal electrical shock in the event of fault conditions.

If you have an old style fuse board or even a modern style Consumer Unit without an RCD you may well be at risk.

Over time electrical installations become out dated and cables decay or become damaged reducing their ability to provide adequate protection. Before becoming dangerous you will need to re-wiring all or part of your property with modern equipment and to the current wiring regulations.

With careful planning and expert advice this does not have to be a daunting undertaking.

As with all external electrical installations security lighting should be installed using suitable IP rated fittings to withstand the elements and be within regulation.

Additionally the required location of the lighting may not be close to a suitable power supply thus requiring circuits to be carefully extended or in some larger installations for new circuits installed all together.

SHEDS & GARAGES

Lighting and /or power are always useful to have in a shed or garage if only to see the growing mountains of stuff you have collected over the years.

As an outside location it is highly regulated and requires the use of an RCD and the correct cable protection. In some cases a small consumer unit is advised.

Showers bathrooms or any other room containing a shower cubicle are highly regulated, with regulations requiring all circuits in the location to be protected by an RCD, restrictions on the location of appliances and accessories, the use of the correct IP rated equipment within specific zones around the bath or shower, and potentially the installation of supplementary bonding.

All new or refurbished properties must have smoke detection and alarm devices on each floor linked together and be permanently wired on a separate circuit, or into a frequently used lighting circuit with a suitable means of isolation.

Ceiling mounted devices should be located away from walls and lights while wall mounted devices should be above door height.

More often than not it will be something straight forward but to avoid taking unnecessary risks or endangering yourself you should always seek the expert advice of a qualified electrician.

You probably had some type of survey carried out on your new home but did that include the condition of your electrical installation? A Visual Condition survey assesses the condition of the electrical fittings, suitability of breakers / fuses and evidence of essential safety features such as RCD protection or earth bonding. It will give you an overall impression of what will need doing to the wiring to correct any faults or non compliance with the regulations.

Until a few years ago I had a successful career as a senior manager with a blue chip software company.

Upon reaching a certain age I decided that enough was enough and that I now wanted to do something for myself that I would get pleasure and satisfaction from.

My family and I had always found it difficult to find good reliable professional trades people when we required one in our times of need. Sadly,I am too unfit to be a plaster and I didn't fancy the idea of being a plumber (no offense) so that left electrician and the black art of electricity that you can't see or smell but boy can you feel it!!!

I am fully qualified as a 17th Edition of the IEE Wiring Regulations BS7671:2008 having passed my City & Guilds in the Requirements for Electrical Installations (2382), The Inspection and Testing of Electrical Equipment (2377) and EAL Certificate for Domestic Electrical installers.and from my work in the local community I have been checked against the criminal records database held by the CRB.

I live and have based my business in Chiselhampton in South Oxfordshire so I am familiar with the variety of properties in the outlying villages as well as in Oxford and Thame.

All of my work is carried out in accordance with IET 17th Edition BS7671:2008 electrical wiring regulations and building regulations. Computer generated certificates are issued for Electrical Installations (new circuits), Minor Works (modified circuits), Periodic Inspection and Visual Condition Reports. (see Electrical Services)
